Having decided you want to move its
vital you make the best impression for those buyers looking around your home.The
days of engaging a 'House Doctor' are now long gone and its really a matter of a
bit of effort, common sense, trips to the tip and storage boxes! Our top tips include:

Front of house and garden presentation is critical to making that first good impression.
Tidy edges, cut grass, leaves raked up, clean windows and cars put away leaving
room for the buyer to arrive and leave comfortably.

Could your patio do with a jet wash? Are any of your double glazed panels foggy?
Do you have any water stains on a ceiling? Should you have replaced those bulbs
by now? We could go on - but you already know the score - get those jobs done!

In winter months put the lights on, light that open fire, stick the coffee on and
offer the buyer a seat after the viewing. If they sit down for a chat you're well
on the way to receiving an offer.

Paper work! We all hate it but getting organised will pay off - Gas service contracts
or service bills, damp and timber guarantees, electrical work receipts (assuming
you've used a qualified electrician!) planning permissions and that final inspection
completion certificate signed off by the council - don't delay otherwise buyers
can get anxious.

De-clutter - don't worry we're not suggesting you live in bare rooms just yet! Making
sure kitchen work surfaces are free from clutter is probably the most important
area - that pile of mail you've been meaning to sort out, the over filled garage
and the 'no go area' utility room. We've seen them all before on the TV - you want
to be the 'after' house not the 'before' version.

Last but not least - Clean, Clean Clean - its cheap and has the biggest impact.
Shine up those bathrooms, kitchen taps should be sparkling and windows/frames should
be washed inside and out for that lasting effect.
